Pre-Approval - Buyer must obtain an updated pre-approval prior to submitting an offer.
Offer - Signed by all parties and copy retained for records.
Home Inspection - If any issues arose, addressed and closed out.
Purchase & Sales Agreement - Prepared by attorneys with language acceptable by all parties and additional deposit money deposited into Seller Agent's Escrow Account
Appraisal - Comparable properties reviewed by a licensed appraiser to confirm an accurate sale price by your mortgage company.
Obtain Insurance - Check on bank requirements for homeowner's, title, and flood insurance.
Mortgage Contingency - Date in which mortgage commitment should be issued from lender.
Schedule Movers - In most cases, you will have already contacted a moving company, but now is the time to confirm the dates and times.
Final Walk Thru - You and your agent will typically do a walk thru the day before closing to ensure nothing has changed in property condition and to make sure punch list was addressed (if applicable). Your agent will coordinate this with you.
Location & Time of Closing - Place of closing is usually at the Registry of Deeds or may be at the attorney/agent office. You will need to attend and bring your checkbook and driver's license.
Utility Change - Call all the utility companies within a day or two of the closing and put them in your name.
